The Home Information Pack contains important information that buyers and sellers need to know. It is now compulsory that anyone marketing a property for sale whether privately or through an Estate Agent will be legally required to obtain a Home Information Pack.

The requirement for a HIP for smaller properties is likely to be phased in between September 2007 and January 2008.

"you can use your NWSA with any Estate Agent so you will not be tied to one Agent and will be able to transfer your HIP should you need to change agents"




When you see a property that you are interested in buying you should ask the selling estate agent or the Seller directly, if there is no agent, for a copy of the Home Information Pack (HIP). There may be a charge for providing a copy of the HIP.

The HIP is legal Pack containing essential information about the property and acts to reduce the chances of unwelcome surprises later on in the conveyancing process.

It will contain documents needed in the conveyancing process and an energy report.

When you get a copy of the Pack you can contact a member of the North West Solicitors Association who will be able to explain and interpret the contents of the Pack.
